Most commercial HVAC systems should have preventive maintenance at least quarterly, with monthly checks for critical or heavy use sites such as hospitals and IT & server rooms. Filters, coils, refrigerant levels, controls and safety devices are checked on a schedule so small issues are caught before they become breakdowns.
A typical service calendar
- Monthly: filter checks, visual inspection, and critical site walkthroughs
- Quarterly: coil cleaning, refrigerant and pressure checks, controls and BMS review
- Half yearly: compressor and pump inspection, electrical tightening, calibration
- Annually: full performance audit and efficiency review
Why frequency matters
Dirty coils and clogged filters force the system to work harder, which raises the power bill and shortens equipment life. Planned maintenance keeps efficiency high and reduces the risk of a failure during peak summer. It is also the cheapest of the seven levers for cutting an HVAC energy bill.
