HVAC is often the largest energy user in a commercial building, and most plants waste power at part load. The biggest savings come from right sizing, variable speed drives, variable water or refrigerant flow, clean coils, good controls, heat recovery and regular maintenance.
The seven levers
- Right size the system. Oversized plants short cycle and waste energy. Start from a real heat load, not a rule of thumb.
- Use variable speed drives on pumps and fans so they slow down at part load.
- Choose variable flow. VWF or VRF match output to real demand.
- Keep coils and filters clean. Dirty surfaces raise power use fast.
- Tune the controls. A good BMS trims temperature and flow continuously.
- Recover heat where possible, for example reusing rejected heat for hot water.
- Maintain on a schedule. A planned AMC keeps efficiency from drifting down.
